Top 9 Fall Home Maintenance Tips

1.) Clean Out Your Gutters.  After the leaves have dropped, clean the gutters out, flush with water and inspect.  Clogged gutters can be bad news especially during rain.  Overflowing gutters can cause foundation problems and water damage as the water falls down the side of the house and pools at the base of the house.  Consider getting gutter guards – this small investment can save tons of money in future foundation damage!

2.) Prepare Your Fireplace for Winter.  Fireplaces and chimneys are responsible for 42% of home heating fires.  It is recommended that you have your chimney swept at least once per year to keep it in tip top shape and remove any debris that may be stuck in there.  It is also important to check the brick and liners for damage or deterioration.

3.) Check the Roof.  It is important to inspect the shingles since they take the brunt of harsh weather conditions.  You or a professional (recommended!) should look for cracks, buckling and even missing shingles.  Also make sure to look at the flashing (metal fixtures that are placed around the items that protrude up from your roofing – like chimneys, skylights, or vents).  It’s better to fix these small issues before they become a HUGE problem.  Read:  Roof replacement.roof

4.) Seal the Driveway.  Winterizing your driveway by adding a coat of sealant can lengthen the lifespan and prevent cracks and potholes in the cold winter months.

5.) Reverse Ceiling Fans.  By reversing the direction of the fan and keeping it on low, this will draw air up from the room and force the warmer air down, drawing to chill from the room.

6.) Trim Your Trees.  What better time to do it than BEFORE the leaves drop.  It will be the that much less work!

7.) Have Your HVAC Serviced and Replace Your Filters.  Consider having your unit serviced in the fall to avoid the winter rush and maybe even score a pre-season deal.  Also, it’s better to find out any issues BEFORE the temperature drops.

8.) Test Smoke and Carbon Monoxide Detectors.  This should be done in every change of season to make sure you and your family are protected.

9.) Winterize Your Exterior Water Sources.  Drain and winterize outdoor faucets and irrigation systems.  Failure to do this can lead to cracked pipes from water freezing and expanding and even worse, a burst pipe and flooding.

Neighborhood History:

The oldest section of Lutherville dates back to 1852, when it was founded by two Lutheran ministers as a planned community, anchored by a Lutheran seminary and church. The land was originally part of the vast Hampton Estate of Charles Ridgely, from whom it was purchased in 1851.

The two ministers, John Kurtz and John Morris, named the community after the 16th century German reformer Martin Luther.  The Lutherville Female Seminary, as it was initially called when chartered in 1853, was built near the tracks of the Baltimore & Susquehanna Railroad, a forerunner of the Northern Central Railway. In 1895, the institution was renamed the Maryland College for Women. Following a devastating fire in 1911, the college was rebuilt and continued in operation until 1952. Its campus is now an adult congregate living facility, College Manor.

Population as of 2010 was 6,504.
