We're getting a lot of questions lately about whether real estate values are going to drop, and we are here to share some on-the-ground insights with you.
The short answer is: prices aren't dropping - yet! - and they may not drop at all.
What we can confirm is that the excessive demand and competitive factors that have been the hallmark of the last 2+ years are starting to moderate. However, we are still statistically in a strong seller's market. There is still far more demand than housing supply in the Baltimore Metro market.

216 Hampton Park Circle in Lutherville was listed at the beginning of April for $1.99 million, and was only on the market for 16 days before going under contract. Typically, homes above $1 million tend to remain on the market for longer periods of time, but in the real estate market we are in currently, even higher priced, luxury homes are selling quickly.

This home was listed at $525,000 and was only on the market for three days before going under contract, which makes us think surely they received multiple offers.
The neighborhood is called Fountain Hill and is just south of Timonium Road and west of Pot Spring Road. Many people love this area because of its proximity to York Rd. and I-83, while still having a great neighborhood “feel” with sidewalks, quiet streets, and top-rated schools.

Just as a traditional center hall colonial, you enter the home and the living room is to the right, the dining room to the left, and the kitchen in the back.
Home inspections: 101
We’ve seen quite a few home inspections over the years, to say the least, and because of that, we decided to start a series we call Home Inspections: 101. Here in Baltimore, there is just about every type of home you could possibly imagine: city rowhome, country estate, split level (lots of these in Lutherville!), condo, rancher, Cape Cod, colonial, duplex…and the list goes on. We’ve seen home inspections that take about an hour to complete, and others that take an entire day. We’ve seen chimney inspections, mold inspections, termite inspections, septic inspections, well inspections, and more! And one of the biggest lessons we’ve learned in our experience is that the more you know going into a home inspection, i.e. common issues likely to come up during an inspection, the less likely you are to have problems agreeing on the solutions to those issues.

The Seminary Ridge neighborhood is tucked away between Seminary Ave. and W. Joppa Rd. in 21093 and was developed in the early 1970s. There are 167 homes in Seminary Ridge with over 20 acres of HOA-owned open space! This area is and has always been highly sought after because of its easy access via W. Joppa Rd. to I-83 and 695, while equally convenient to points north and York Rd. via Seminary Ave.

Splurges for us usually consist of upholstered pieces - such as your everyday sofa or sectional - plumbing fixtures, lighting and sometimes rugs.
